The commercial real estate market has been way overpriced for the last few years. Even as many retailers have seen their sales going to online competitors, they still have to pay their landlords as though "location, location, location" still brought in all the customers they could want.

Restaurants don't have to worry as much about online competitors, but if they're just take-out & drive-through, then they don't need nearly as much space and they don't need to be in once-popular locations like "restaurant row" or a pad outside a regional mall.
